Analysis Using the Space Program,
various sites are examined with regard to the following:

Construction (Topography, Utilities, Etc.)
- Loss Factors (Rentable vs. Usable Areas)
- Space Required (Optimum Floor Size,
Number of Floors, Etc.)
- Column Spacing
- Mullion Spacing
- Glass Ratios (Exterior Glass per Unit
Area of Space
- Core to Perimeter Dimensions
- Floor to Floor Heights
- HVAC (Capacity, System Type &
Flexibility)
- Electrical Capacity
- Data/Communications Capabilities
- Elevator Capacities (Time to Space,

Design Phase
Exploration and evolution of the final design
solution occurs during this phase. Based upon the Space Program JBA will
provide the following:
- Alternate Blocking Studies (Establish
best functional arrangements by building size and floor areas)
- Detailed Statement of Probable Cost
- Development of Selected Concept
- Studies of Space Standards
- Development of Overall Design Vocabulary
- Final Design Drawings of Exterior and
Interior Spaces
- Interior Design (Furniture, Finishes,
Millwork & Equipment
- Studies for Exterior and Interior
Finishes (Samples of all finishes arranged to illustrate the overall
final effect)
- Design Development Drawings for the
Development of the Contract Documents

Construction Documents |
|

Based upon the approved design
the following Construction Documents and services will be provided for
Bidding and the Construction Administration of the project.
- Survey of Existing Conditions (New
Location)
- Contract Documents for Competitive
Bidding and Construction, including but not limited to:
- Site Plan
- Demolition Plan (if required)
- Construction Plan
- Structural Engineering Plans
- Electrical/Data/Telephone Plans
- HVAC, Plumbing, Drainage
- Reflected Ceiling Plan
- Equipment Schedule & Plan
- Elevations
- Sections/Details
- Finish Plan
- Complete Specifications (Construction & Furnishings)
- Complete Furniture Plans for Bidding
- Required Plans for Filing with Governmental Agencies
- All drawings will be resident in our CAD system to facilitate any
future changes

Construction
Administration
Based upon the approved Contract Documents JBA will
administer the Construction and Installation Phase as follows:
- Prepare "Instructions to Bidders"
Administration of Bidding
- Bid Analysis & review with Client
- Assist in the preparation of the
Owner/Contractor Agreement
- Visit and inspect the construction
site as necessary and organize regular weekly site meetings. Prepare and
issue "Weekly Minutes" and detailed progress reports and schedules for
all participants. A minimum of two staff members of JBA will be present,
one of which will be James Barclay.
- Assist in the coordination of
sub-contractors' scheduling during construction and installation.
- Review and approve all shop
drawings to assure compliance with the Contract Documents
- Review construction invoices the
verify accuracy and to maintain performance to budget.
- Maintain a complete cost analysis
throughout the term of the project.
- Prepare and administer the "Punch List"
to assure final project completion.
- Assist in the coordination of the
occupancy of the new facility.
